Commercial Cleaning Estimates

How we build a project-specific estimate, and what to send so it is accurate.

For General Contractors, Builders & Commercial Properties

Safety Shine Maintenance works directly with general contractors, builders, developers, construction companies, property managers, facility managers and commercial property owners on projects throughout Texas.

We also perform final cleaning for residential construction — new homes, model homes, residential subdivisions and multifamily developments — when we are retained by the builder, developer or general contractor running the project.

We do not accept projects directly from individual homeowners. If your home is being built or remodeled by a contractor, the quickest route is to have that contractor contact us directly.

Who this is for

  • General contractors
  • Builders and developers
  • Construction companies
  • Commercial property owners
  • Property and facility managers
  • Businesses and organizations

Who we can’t help directly

  • Individual homeowners hiring directly for their own home

Service at a Glance

  • What we assess: Area, condition, finishes, access, elevation, phasing, and schedule pressure
  • What to send: Building type and address, square footage, stage, target date, constraints
  • What helps most: Floor plan, photos, or a short walkthrough video
  • What we don't do: Publish fixed per-square-foot pricing that ignores project conditions

What an Estimate Considers

Square footage sets scale, but room and fixture density often predict labor better — a 20,000 square foot medical suite is a far larger job than a 20,000 square foot open warehouse.

Condition and dust load, finish types, ceiling height and elevated work, access constraints, phasing requirements, and schedule compression all move the number materially. Our guide on cost factors explains each in more detail.

Information That Improves Accuracy

Building type and address, approximate square footage (by floor or zone if possible), current project stage, finish types, target date, and any access or phasing constraints.

Visual information helps more than description. A floor plan, a handful of photos, or a short walkthrough video conveys dust load and finish condition far better than words.

Why We Don't Publish Fixed Pricing

A published per-square-foot rate would be misleading. The same area can differ several-fold in labor depending on condition, finishes, access, and phasing, and a rate quoted without those variables tends not to survive the site visit.

A project-specific estimate built on your actual conditions is more useful to both parties than a headline number that changes.

What to Ask Us

Ask what is included and excluded in writing — particularly elevated work, exterior glass, mechanical rooms, and protection removal. Ask how schedule compression or late trades would be handled, and how punch-list touch-ups are treated.

Ask what documentation you will receive at completion.

After the Estimate

If the scope or schedule changes before work begins, tell us — estimates are revised rather than quietly adjusted later. Once agreed, the written scope is what the walkthrough is checked against.

Frequently Asked Questions

Is an estimate free?
Yes, and there is no obligation.
Can you estimate without visiting the site?
Often yes, with a floor plan, photos, or video. Complex or large projects benefit from a visit.
Will the price change once you're on site?
Not if conditions match what was described. Where they differ materially, we raise it at the time rather than at the invoice.

General contractors, builders, developers, construction companies, project managers and superintendents, property and facility managers, commercial property owners and commercial real-estate teams, on commercial and residential construction throughout Texas.
Do you work directly with homeowners?
No. Safety Shine Maintenance works directly with general contractors, builders, developers, property managers and commercial businesses. Residential construction projects can be serviced when we are retained by the general contractor, builder or developer rather than by the individual homeowner.
Do you work with homebuilders on residential construction?
Yes. Final cleaning on new homes, model homes, residential subdivisions and multifamily developments is work we take on regularly. The requirement is that the builder, developer or general contractor is our client rather than the individual homeowner.
